Commercial Flat Roof Leak Repair and Deck Restoration

On August 27, 2025, our team at Roof Repairs CA wrapped up a critical commercial flat roof repair project at 9131 De Garmo Ave, Los Angeles, CA 91352. The roof was in poor condition, suffering from multiple active leaks and widespread cracking around key rooftop systems like HVAC units and plumbing penetrations.

Initial inspection on August 13, 2025, revealed signs of long-term water infiltration. The existing flat roofing system had deteriorated seams, open laps, and thermal cracking. Multiple HVAC curbs had failed seals, and a rusted exhaust pipe was allowing water to penetrate the membrane. In some areas, the insulation was completely exposed.

By August 22, we began deck removal, exposing major structural damage to the wood frame below. We rebuilt a large section of the decking, replacing all rotted boards and reframing joists for strength. All debris and hazardous materials were cleared out for safety.

Once the deck was secured, we installed a durable cap sheet roofing system over the newly restored surface. Then, we sealed all flashings, wall-to-roof transitions, and penetrations with white elastomeric roof coating to improve waterproofing and reflectivity.

Deck Tear-Off and Reframing

• Opened and removed rotted deck sections above work area.

• Reframed joists and installed new plywood with tight fasteners.

HVAC Unit and Flashing Repairs

• Resealed equipment curbs with mesh-reinforced coating.

• Caulked and sealed rusted pipes and vent stacks.

Perimeter Wall Sealing

• Sealed parapet wall joints with flashing cement and fiber mesh.

• Applied reflective coating to prevent UV damage and leaks.

New Cap Sheet and Coating

• Laid down smooth torch cap sheet over entire repair zone.

• Coated seams and edges with bright white elastomeric sealant.
